Hot Tubs

Please note, we are incredibly careful about cleaning our hot tubs between guest bookings, and to do this properly we have to follow a specific set of guidelines which takes time. Unfortunately, this means that we cannot guarantee that the hot tub will be up to full heat upon check in, and for your first evening in our cabins. We want to make sure you are aware of this at the time of your booking so you are not disappointed, and we hope that you can enjoy the rest of the cabins facilities instead, and wake up the following morning to enjoy the hot tub and lakeside views.

Payments

We ask for a 20% non-refundable deposit with the remaining balance due 30 days prior to your stay. For any bookings made within 30 days we ask for full payment to be made on booking. We only accept payment via our online booking system or by BACS. Please note that we ask for full payment to book the cabin at Christmas.

Cancellations & Refunds

Once the holiday is booked the guest has entered into a legally binding contract. Our 20% deposit is non-refundable and non-transferable.

We kindly ask for the full balance to be settled 30 days prior to your arrival at which point we are unable to offer a refund. Therefore in order to cover unforeseen circumstances, we would strongly recommend that you take out cancellation insurance to cover any spent cost should you have to cancel for any reason outside your control.

Browning Bros. are not liable for refunds or expenses you incur in the event they are prevented from fulfilling your booking as a result of circumstances beyond their control. Such circumstances shall include (but not be limited to) war, terrorism, riots or civil unrest, industrial action, flooding, natural disaster, epidemics, health risks or such similar events (“Force Majeure”). We recommend that you have adequate holiday insurance in place to cover this.

Pets, Dogs & Cats

Pets are allowed with prior approval.  There is a £20 charge p/pet p/stay. Pets are allowed in the property at your own risk but please ensure they are clean before they enter. You will be responsible for any damage or mess that may be caused by them, and any stained/muddy/soiled towels will incur an extra cleaning cost which will be deducted from your deposit.

Damages & Breakages

A holding deposit of £200 will be taken at the time of booking for any damage to the property, including when it is left in an unsatisfactory state and also any noise disturbance, so please ensure noise levels are kept to a sensible level. Please note that this deposit will be returned to you after your stay, providing there has been no damage or noise complaints. Any items left behind must be claimed within two weeks of departure. If relevant, postage and packing charges for the return of goods will apply. Please notify us of any damage or mess to the property or its contents before your departure.

Takeaways

All deliveries/takeaways must be met at the main entrance gate please. Please do not give the gate code out to any delivery/takeaway drivers.

Age Restrictions

We do not accept bookings from unaccompanied adults aged 18 or under.

Recycling

Please make use of the recycling facilities provided. We have recycling bins for glass & general waste. Please note that our general waste is collected by CSH Environmental who have a state-of-the-art recycling centre where all your general waste is sorted and recycled.

The Lake

Please note that both cabins are situated on an unfenced lake so care should be taken at all times. We are a Low Noise Policy Site. Anglers and fishermen also use the lake. Please be considerate of others and respect the peaceful and tranquil settings.

Owners of the Site

The owners of the site are absolved of all liability and aren’t responsible for accidents, loss or damage to anybody’s personal property.

We reserve the right to ask guests not observing these conditions to leave the site without refunds and with immediate effect.
